Housing prices, sales increasing in the North Okanagan

The housing market was more in favour of the seller in the North Okanagan last month.

The Association of Interior Realtors (AoIR) said the benchmark average prices for single family homes and for townhouses in the North Okanagan rose in June, though apartment and condominium prices declined.

  • Single Family Homes – $784,500 in June, up 3.6 per cent monthly and up 0.4 per cent annually
  • Townhouses – $591,600, up 4.3 per cent monthly and up 5.1 per cent annually
  • Condos/Apartments – $318,1100, down 1.2 per cent monthly and down 2.2 per cent annually

There were a total of 186 housing sales in the North Okanagan in June, which was up from May’s 154 sales and up from the 177 sales in June of 2025.

Meanwhile, the Central Okanagan mainly saw the market favour the buyer.

The benchmark average prices for all housing types in that region saw declines in June

  • Single Family Homes – $1,053,700, down 0.9 per cent monthly and down 3.6 per cent annually
  • Townhouses – $707,500, down 3.4 per cent monthly and down 0.9 per cent annually
  • Condos/Apartments – $495,100, down 0.6 per cent monthly and down 3.4 per cent annually.

There were 458 housing sales in the Central Okanagan in June, which marked increases on both a monthly and an annual basis.

Housing listings in both the North and Central Okanagan also saw declines in June.

The AoIR added the entire region saw similar trends with increased sales but decreased listings during the latest reporting month.

“After a very slow start to the year, we’ve seen market activity steadily return to more typical levels over the past few months, which is an encouraging sign as we move into the busy summer season,” AoIR President, Ryan Mayne, said.

“Although new listings have eased between June and July, the decline is consistent with typical seasonal trends.”
