Study shows possibility for 1,200 new multi-unit homes in Lake Country

The District of Lake Country has changed its zoning that could see hundreds more housing options come online, but hasn’t been implemented as of yet.

A report on small-scale housing found that there were 1,208 lots in Lake Country suitable for building four-unit, small-scale homes.

That marked an increase from the 26 eligible lots seen the year before.

The increase in suitable lots came with adoption of the Small-Scale Multiple Housing (SSMH) zoning bylaw last summer, though the report stated that there had been no building permits issued for three- or four-plex homes since that change was implemented.

The report did note there were permits issued for four secondary suites and one single family home on eligible, but separate, lots between July 1, 2024, and July 31, 2025. The properties with new secondary suites were already able to move forward with those builds under the previous zoning.

It was noted that the SSMH zoning was “relatively new” and that it “may take some time for proponents to conceptualize projects under the new rules.”

The report also stated the SSMH zoning was meant to be a tool for creating new housing in Lake Country, and that it would require coordination between all levels of government, the development community, and landowners before there could be any meaningful progress.

The report was presented to Lake Country Council, where it was accepted as information.
