26-storey high-rise proposed for Kelowna’s North End

A development proposal has been submitted to the city of Kelowna for a 26- storey mixed use tower in the North End neighborhood. It’s the first major project application for the planned multi-faceted neighborhood that was once dominated by the Tolko Mill site.

The 230-unit high-rise, from Ulmus Developments, would go at 437 Bay Avenue, off Ellis Street close to the Downtown Urban Centre.

The entire North End neighborhood could take decades to build out.

The proposal will provide approximately 230 new housing units, contributing to the city’s need for diverse housing types.

The unit breakdown would see 44 Studio Units, 132 one-bedroom units, 46 two-bedroom units, and 8 three-bedroom units.

In its application, Ulmus Developments Ltd said it was pleased to submit an OCP Amendment and Rezoning Application to the City of Kelowna for the new mixed-use development.

Our vision for this site, located in the North End neighbourhood, involves reconfiguring the land to support a mixed-use development that contributes to the growth of Kelowna’s downtown core, the application said, in part.

The Bay Ave project aligns with the North End Plan, aiming to revitalize and enhance downtown Kelowna. The proposed development will increase urban density, attract visitors, offer a variety of housing options, and foster vibrant public spaces and community interaction.
