Housing prices in the North Okanagan declined in June

June saw the housing market tilt more towards the buyers, with prices declining for all housing types.

The Association of Interior Realtors data showed the price for a single family home was $752,400, down 4.6 per cent from the rate recorded in June of 2023.

The prices for townhouses were recorded at $564,500, down 7.2 per cent, while apartment and condo prices fell 8.1 per cent to $312,400.

The declining prices came along with a decrease in sales. The Association of Interior Realtors said there were 79 single family homes and 26 townhouses sold this past June, which were down 26 and nearly 28 per cent, respectively.

There were 20 apartment or condos sold in the North Okanagan last month, which was up almost 18 per cent from the previous June.

The North Okanagan was not the only area to experience a decline in sales or prices.

The Central Okanagan, Shuswap/Revelstoke, and the South Okanagan all saw benchmark prices for townhouses fall on an annual basis in June. Prices also fell for single family homes in all areas except Shuswap/Revelstoke. The South Okanagan was the only area to see prices for condos and apartments rise last month.

“Much like the weather, real estate sales activity in June was not the typical seasonal activity that we have seen in recent years that tends to increase as the warmer climate arrives. Well-priced properties are primed to move at a faster pace,” Kaytee Sharun, president of the Association of Interior Realtors, said.

“It is important for buyers and sellers to take what you could call a balanced approach, which considers and factors in current market conditions, when navigating the real estate market.”

The housing sales in June generated $111-million in the North Okanagan, $332.6-million in the Central Okanagan, and $59.4-million in Shuswap/Revelstoke. Those figures were down 25 per cent, more than 22 per cent, and 34 per cent, respectively.
