Bed and breakfast approved for barn in Coldstream

An agricultural-themed bed and breakfast has got the green light to operate on a temporary basis in Coldstream.

District council has approved a temporary use permit for an accessory building — which in this case is a barn — at 8002 Quirk Drive to be used for a B&B for a one-year term.

The applicant will have to get a building permit to upgrade the old red barn on the four acre site which is next to Creekside Park and north of Kalamalka Secondary School.

“The applicant has indicated that only one sleeping room would be available in the barn, which would limit use to couples or small groups. All parking could easily be accommodated on site,” district staff said in a report to council.

Ryan Roycroft, director of development services, said the permit would restrict the number of guests staying at the unit, require that all parking be on site, allow the use of the proposed “bee therapy,” and restrict hours where noise is allowed.

“It is expected that this will be a very low impact use, that may have less impact than other uses permitted on the site,” Roycroft said in the report to council.

He added the property may be subject to future development applications as it is a large residential property outside of the agricultural land reserve.

“Under current zoning regulations, the property could be subdivided into up to 14 duplex lots, subject to meeting servicing requirements,” Roycroft said.

Council gave it approval for the TUP after providing opportunity for public input.
