UPDATE Castle at Swan Lake strata given green light

UPDATE:

The Regional District of the North Okanagan has endorsed a recommendation from the Electoral Area Advisory Committee to allow the Castle at Swan Lake to convert the all-suite hotel into a strata development.

The approval would allow the owners of the property to sell individual units, that would then be used for vacation rentals.

The support came with ten conditions including the length of time any single unit could be rented out.

Other conditions are mainly related to infrastructure like sewer and water.

A local hotel is in the process of applying to be a strata, so units could be sold as rental vacation properties.

Regional District of North Okanagan (RDNO) staff through the Electoral Area Advisory Committee (EAAC) are recommending, the proposed 49 unit strata conversion of three previously occupied buildings be approved under Section 242 of the Strata Property Act located at 7905 Greenhow Road, in Electoral Area “B”.

The recommendation comes with ten conditions including that suites may not be occupied for more than 8 weeks at a time. Other proviso’s related to the condition of the property, sewer, water, hydro and so forth.

One of the units may be occupied full time by an owner, operator or manager of the principal owner.

The hotel overlooking the North end of Swan Lake consists of one and two bedroom fully equipped suites, with other onsite amenities.

Its unclear if the move to stratify the property is related to the hit the tourism industry has taken due to COVID-19. The B.C. Hotel Association indicates accommodation providers have been operating on razor thin margins with just 10 to 15 per cent occupancy and much lower revenue per room.
