Changes to Royal York Golf Course plan

Armstrong council is still gathering information on a proposed housing development on the Royal York Golf Course.

Mayor Chris Pieper said the city’s planning department will likely bring a recommendation forward in two weeks to start the bylaw process.

“We’re still gathering information. Last night [Monday], there was a traffic study, a change to the overall design of the golf course, to various inputs from our planning department and from council, so it’s just progressing along the trail,” Pieper told Vernon Matters.

The mayor said the original plan for 175 residential lots is now down to 135 on the application.

“Things are very fluid and they are changing weekly, so until we get something that we want to take forward, it’s still in the conceptual stage,” Pieper added.

City planner Dan Passmore said in a report to council, 55 of the lots are proposed to be 40-feet wide, 64 lots are to be 50-feet wide and 16 lots are to be 60-feet wide.

“Council will also need to consider some reductions in Right-of-Way widths for a portion of the development area, where the multi-family component was originally proposed. The developer will be looking for variances to the City Subdivision and Development Servicing Bylaw similar to what council has approved in the past for the final phases of the Southgate subdivision,” Passmore wrote.

The Royal York Estates proposal calls for the current nine hole golf course to be sold to investors who would use about 18 acres of the 65-acre site for housing and amenities.

A smaller executive golf course would stay open, and other features would include a dog park, walking trail and playground.
