Coldstream Puts Covenants On Development Proposal

Coldstream Council has held off approving rezoning for a subdivision development on Coldstream Creek Road until the developer agrees to certain covenants.

Thirteen single family homes are proposed for the 1.56 hectare property at 7608 Coldstream Creek Road.

Mayor Jim Garlick says council wants a change to the proposed road network.

“We wish covenants to provide a T intersection for that roadway. It will come then off of Coldstream Creek Road and it will divide within the subdivision
to join up onto Pine and to Meadow.”

Garlick says a T intersection provides better access and disperses traffic better than having cul-de-sacs reducing mobility.

“I think that allows people, drivers to make a choice which way they leave the subdivision and you don’t end up concentrating it all onto one road which would be a concern. I can see why people would be upset about that.”

Another covenant concerns parking.

“We increased the amount of parking from two to four spaces we believe should be provided on the lots because we want to try and prevent on-street parking if we can, especially for snow removal times.”

Garlick says rezoning may allow secondary suites and the extra parking would be needed.

Other concerns are light pollution, parks, lot size and water management.

The rezoning may be up for final adoption at council’s next meeting.
