Project proposes first residential component in business area

For the first time since development started on Anderson Way in North Vernon, a mixed use development is proposing apartments in the plan.

A three-story building is planned for 5560 Anderson Way next to the Starbucks Plaza with commercial units and a drive thru restaurant on the first floor, professional offices and residential on the second floor, with residential units on third floor and two roof-top patios.

“I have interest from two different clients (for the drive-thru restaurant), but nothing firmed up yet,” Royal Lepage commercial division realtor Ken McCluskey told Vernon Matters.

The ground floor units range from 848 square feet. to 1,527 square feet with a total footprint of just over 10,000 square feet, with lease rates of $22 per square foot.

The second floor includes over 2,200 square feet in four office spaces and a little more than 5,800 square feet across four two-bedroom and four one-bedroom apartments with decks.

The third floor has over 4,600 square feet of residential with four two bedroom units with access to two roof top patios.

“It’s in for development permit approval now. They have had preliminary approval from what I understand. It will be the first residential in that area, it would be ideal for someone working in that area,” McCluskey said.

Construction is expected to start this fall with completion in Spring of 2024.
