Housing prices up despite slow down in sales

Housing prices in the North Okanagan have risen despite a dip in sales.

The Association of Interior Realtors (AoIR) said in it’s monthly market report the benchmark price for a single family home in the North Okanagan was $793,000 in September. That was up 5.6 per cent from the same month the year before, though down 0.2 per cent from August’s price.

Apartment and condominium prices were at $324,300 in the latest reporting month, also up 4.4 per cent annually. That price was also up 7.2 per cent from those reported the previous month.

However, the benchmark price for townhouses was reported at $563,400 in September, which was down 1.1 per cent annually, though up 3.2 per cent from August..

The price increases came despite a slow down in the sales.

The AoIR said there were a total of 129 residential sales in the North Okanagan in September of 2026, down from 155 in the same month the year before. Sales in all housing types saw year-over-year declines in September.

Central Okanagan

The Central Okanagan also saw similar year-over-year trends, as housing sales dipped from 367 in September of 2025 to 320 in the most recent reporting month.

Despite the decline in sales single family home benchmark prices rose 0.9 per cent annually to $1,057,200, and condo and apartment prices rose two per cent to $496,700. Townhouse prices did see a decline, falling to 5.5 per cent to $696,600.

Across the Interior the AoIR also reported a total of 1,141 sales in September, which was down eight per cent compared to the same month the year before.

“Market activity across the Interior is showing early signs of a soft rebound following a challenging few months. While broader geopolitical and economic uncertainty continues to make some buyers and sellers hesitant, inventory isn’t accumulating, which is helping maintain balanced conditions,” Association of Interior Realtors President, Ryan Mayne, stated in the monthly report.

“We’re also seeing that well-priced homes are being picked up relatively quickly, which is an encouraging sign that the market is gradually moving in the right direction.”
