Local house prices, sales increased in March

March was a seller’s market in the North and Central Okanagan.

The Association of Interior Realtors said local benchmark prices for all housing types increased on a year-over-year basis during the latest reporting month.

The North Okanagan saw single family home prices rise to $774,400 (+5.9 per cent), townhouse prices increase to $591,600 (+2.1), and apartment and condominium prices go up to $322,200 (+4.1).

The Association said there were 121 units sold in the North Okanagan in March, which marked a 33 per cent increase from the sales in the same month the year before.

There were also 845 active listings in the North Okanagan, marking a 4.6 per cent annual increase. Of those, 355 were new listings.

The Central Okanagan also saw similar real estate trends.

The area saw benchmark prices for single family homes rise to $1,046,800 (+5.4), townhouse prices climb to $750,600 (+2.0), and apartment and codo prices rose to $504,500 (+4.2).

There were 344 units sold in the Central Okanagan and 3,024 active listings in March, which were up 15.8 and 14.3 per cent, respectively. However, there were 1,185 new listings in March, which was down 0.5 per cent annually.

“While market activity may have felt somewhat subdued across the [Southern Interior] compared to the previous years, we still saw the typical seasonal uptick that usually comes as we head into the busy spring market,” Kaytee Sharun, President of the Association of Interior Realtors, said.

“While the broader economic uncertainty surrounding tariffs may be contributing to an atmosphere of hesitation, home sales and inventory levels are maintaining a healthy pace, as demand and the need for housing remain strong.”
