RDNO zoning bylaws changed to comply with provincial legislation

To align with the new provincial housing legislation, the Regional District of North Okanagan has made some changes to its zoning bylaws.

The RDNO Board of Directors adopted bylaws on June 19 to permit one single family dwelling with a suite on all properties that were previously zoned to permit only one single home.

The 34 properties within the North Okanagan Wastewater Service Area and Mabel Lake Sewer Service, also had their zoning amended to allow up to four dwellings on each property that previously only allowed up to two units, subject to water and sewer servicing.

Bylaws were also amended for parking, setback and height regulations for dwellings.

The changes bring the RDNO into compliance with the Housing Statutes (Residential Development) Amendment Act, or Bill 44.

The RDNO reminds the public that building permits are required for all dwellings, including adding a suite to an existing home, and development cost charges will apply to additional units in accordance with bylaws.

The Regional District also noted it has 13 pre-approved building plans available to purchase at a cost of $1,000, plus tax, each. These designs have already been reviewed for B.C. Building Code compliance.

New legislation by the B.C. government requires municipalities to allow at least one accessory unit (e.g. secondary suite) in all single detached dwellings and up to four units on most single detached and duplex lots.
