Lot amalgamation paves the way for redevelopment

The amalgamation of single family home lots in Vernon’s Alexis Park area could provide up to 48 new residences.

The three properties involved in the potential development are located at 3912 and 3914 Alexis Park Drive and 3703 Turtle Mountain Boulevard, an area of approximately 1.1 acre.

The 3914 Alexis Park Drive lot is vacant as an older house was demolished on the property in 2019. The 3912 Alexis Park Drive and 3703 Turtle Mountain Boulevard lots have single family homes on them.

A bylaw to rezone from RM2 – Residential Medium Density to RH1 — Low Rise Apartment Residential in order to provide for a future residential development, passed the public hearing stage Monday, Jan. 11.

No development plans were put forward, but the zoning change would allow density to increase from about 26 units to 48 units, dependent on design approval.

“This fits in with the official community plan for the Alexis Park area which features a number of multi-family developments,” Craig Broderick, the manager of current planning said.

The redevelopment and Turtle Mountain neighbourhood expansion could see the redesign of the intersection of Turtle Mountain Boulevard and Alexis Park Drive, to include a traffic circle.
