Turtle Mountain plan moves ahead slow and steady

An official community plan amendment and rezoning application for 35 acres of land on Turtle Mountain has passed the public hearing stage, with Vernon council’s approval.

Westco Properties Incorporated is proposing a mix of single family, duplexes and multi-family residential, which could add 185 new homes between the boundary of Davison Orchards and the existing Turtle Mountain development.

The official community plan redesignation is from “Public and Institutional”, “Hillside Residential”, “Parks and Open Space” and “ALR Lands” to “Hillside Residential” and “Parks and Open Space” to accommodate a future subdivision development and the creation of a riparian corridor and parkland.

The rezoning changes the designations from “A1 – Agriculture in the ALR’to “HR1 – Hillside Residential Single and Two Family”, “HR2 – Hillside Residential Multi-Family” and “P1 – Parks and Open Space” to permit future subdivision development and the creation of a riparian corridor and parkland

School District 22 wrote a letter which stated the district is not opposed to the redesignation.

Access to the new subdivision would be primarily on Turtle Mountain Boulevard, Davison Road would be extended as an emergency access route.

The rezoning would be subject to several conditions including the successful sale of nearly four acres of land that would be dedicated as parkland. There is also provision for a linear park along the Grey Canal, which would extend the trail.

Staff can now move forward with negotiations with the property owner, and a more detailed plan for the development.
