Could spur housing development

Okanagan Hills property rezoned

A development in the Bella Vista highlands on the books for years may finally be getting some traction after Vernon council gave support to rezoning seven properties.

The Okanagan Hills resort community plan was first adopted in 2004 and envisioned a resort community with a golf course, vineyards, winery, parks and walking trails.

Only the golf course, The Rise, and a few hiking trails along with some road infrastructure ever happened, vineyards are being established on the nearby Frind properties site, with plans for a winery in the future.

Vernon council has removed the resort zoning which would have limited occupancy to 180 days, so that year-round homes can be built in the area.

Located along the current northern edge of the city’s municipal boundary, Okanagan Hills is situated 3.5 km west of Vernon’s urban centre in the Bella Vista highlands, framed by Indian Reserve No. 1 to the north and west, Frind properties to the west, the O’Keefe Range to the east, and agriculture lands along with the subdivisions of Sunnyview and Appaloosa along the south boundary.

A traffic impact assessment will be required by the city, for any off-site improvements prior to development permits being issued.
