Housing sales declined in February

The North Okanagan saw a year-over-year decline in housing sales last month.

The Association of Interior Realtors (AoIR) said there was a total of 88 housing sales in the region in February of 2026. Those were down from the 98 sales the month before, and down from the 113 sales the previous February.

Those most recent monthly sales broke down as follows:

• Single family homes – 42 sales, up 20 per cent monthly / down 17.6 per cent annually
• Townhouses – 14 sales, up 55.6 per cent monthly / down 36.4 per cent annually
• Condominiums/Apartments – 14 sales, up 27.3 per cent monthly / 0.0 per cent change annually

The AoIR said the benchmark prices in the North Okanagan also saw some fluctuations in February.

• Single family homes – $781,200, up 4.8 per cent monthly / up 1.1 per cent annually
• Townhouses – $546,000, up 8.1 per cent monthly / up 4.6 per cent annually 
• Condo/apartment – $303,500, down 6.6 per cent monthly / down 7.1 per cent annually

The North Okanagan had a total of 501 units on the market in February, including 172 new listings.

Active listings in the North Okanagan were up 4.2 per cent compared to February of 2025, and the AoIR said the area had another month with the highest increase in listings across the Southern Interior.

Central Okanagan sales

Meanwhile, the Central Okanagan saw the housing market turn more towards buyers.

The AoIR said there were 274 housing units sold in the region during the most recent reporting month. That was up from the 240 sales in January and up slightly from the 271 units sold in the Central Okanagan in February of 2025.

The sales in the most recent reporting month broke down as follows:

• Single family – 115 sales, up 26.4 per cent monthly / down 5.7 per cent annually
• Townhouse – 45 sales, up 25 per cent monthly / down 4.3 per cent annually
• Condo/apartment – 115 sales, up 26.4 per cent monthly / down 5.7 per cent annually

Benchmark prices for all housing types in the Central Okanagan also marked declines this February.

• Single family – $1,056,600, down 0.3 per cent monthly / down 0.9 per cent annually
• Townhouse – $671,300, down 1.0 per cent monthly / down 8.1 per cent annually
• Condo/apartment – $472,000, down 6.5 per cent monthly / down 7.3 per cent annually

There was a total of 2,105 housing units listed for sale in the Central Okanagan this past February, including 714 new listings.

“After a sluggish start to the year in January, sales seemed to return to a more normal pace last month. Although we’re still sitting just below average levels, momentum is building and heading in the right direction,” Association of Interior Realtors President, Kadin Rainville, stated.

“Demand hasn’t disappeared, and with more listings coming online, we may just be seeing a natural lag between renewed interest and finalized sales.”
