Up to 260 new housing units could go at the Hesperia Lands

The City of Vernon is exploring an opportunity to allow hundreds of new housing units to go up.

A city staff report stated the Hesperia Lands were subject of an engineering review that found a 24.91 acre parcel of land could be subdivided for housing.

The area, deemed Hesperia North, could be rezoned as Multi-Unit Small Scale, allowing the construction of between 200 and 260 new residential units.

The development could consist of a mix of single detached homes, secondary suiters, carriage houses and other low density residential uses. The report stated the small scale developments would conform with the character of the neighbourhood.

Staff would ask Vernon City Council to subdivide and rezone the property, and allocate up to $15,000 for administration, legal and surveying costs associated with the work.

The report noted it was not feasible to develop the rest of the Hesperia Lands as the area does not have access to services.

The matter will be brought before Vernon City Council at the regular meeting Monday, Feb. 23.
