Residents of mobile home parks will see fewer rule changes

The B.C. government says residents of manufactured homes will get more notice of rule changes within their parks, under new protections announced by the province.

“Currently, some owners of manufactured homes have difficulty knowing what rules are in effect, because there is no limit to how often owners of manufactured home parks can change park rules,” a Ministry of Housing news release stated.

“Changes to the regulation will mean that park rules can only be changed once a year and with three months notice.”

The ministry says the changes to the Manufactured Home Park Tenancy Regulation will help improve clarity for tenants regarding what rules are in effect, when they will be in effect, and ensure tenants have adequate time to comply with a park rule change or dispute it with the Residential Tenancy Branch (RTB).

Park landlords can set rules such as quiet hours, speed limits, types of vehicles allowed and water use limits.

“People shouldn’t be subject to rules that can change every two weeks,” Ravi Kahlon, Minister of Housing, said. “Manufactured home parks are an important option for people in this province, often providing affordable housing.”

Under the updated regulation:

* park owners will only be allowed to change park rules once per year;

* park owners will need to give tenants three months notice about park rule changes (currently, they must provide two weeks notice); and

* park owners will need to give the notice using a form approved by the RTB (currently, the only requirement is that the notice needs to be given in writing).
