Smaller lots sought for Middleton Mountain development

Coldstream council is considering a new zone for smaller residential lots.

The R1-D zone is intended to accommodate single detached dwellings on smaller sized lots, having a minimum lot area of 450 square metres and minimum frontage of 15 metres versus the R1 lots which have a minimum area of 835 square metres and a minimum frontage of 23 metres.

The new zone was prompted by Middleton Mountain developer Highridge Homes Ltd. for phase seven of development.

“There is tremendous interest in smaller more manageable homes,” Developer Mark Wensley said.

The property is currently zoned R-1 which would allow 22 homes to be built. The new zoning would allow 30 residences.

Seven home owners wrote letters and others appeared by Zoom at a public hearing on the change.

Concerns expressed included increased traffic, noise, blasting damage, slope stability, wildlife impacts, school capacity, building heights and a change in form and character of the homes.

“It’s going to be another quality subdivision, and I don’t want to be looking down from my yard and seeing something that is sub-standard,” Wensley said. “We are trying to mitigate noise and traffic. There will be no parking allowed for RVs and boats.

Highridge is proposing six to eight different home plans, with a potential price range between $700,000 and $900,000.
