As you step up to the front door and turn the handle to go inside, you start to envision the next 25 years of your life. You see where your children will spill their juice, but also where they will learn to walk. The room off to the side is where you’ll hold poker nights and the kitchen is where the family will gather after a long day. You can see your family grow up within these walls and you can call this place home with the help of RE/MAX Vernon Salt Fowler.

Accompanied by the same building as RE/MAX Vernon, this brand new RE/MAX sub-brokerage named RE/MAX Vernon Salt Fowler is the first of its kind to open since the new laws which came into effect June 15, 2018.

“For the consumer, it has made it very difficult because they’ve turned it into a more trans-actional business and it’s not,” said Gord Fowler, owner of RE/MAX Vernon Salt Fowler. “Real estate is a very emotional purchase or sale for people and they have to have a relationship with someone that they believe and trust because it’s normally going to be their largest financial transaction in their entire life.”

The Real Estate Council of B.C. implemented 24 new rules and regulations and one of these was to ban limited dual agency. Out of the new laws, by RE/MAX creating a sub-brokerage option that didn’t exist before, they are solving the confusion for consumers and Realtors in all communities.

Lisa Salt, owner of RE/MAX Vernon Salt Fowler, says the sign and the website will change, but the way they operate will stay the same to give consumers a trusted brand that they can stick with. The new sub-brokerage will give realtors the opportunity to abide by the regulations put in place by the RECBC while still keeping the client under one roof.

“Realtors who join our company are not going to have that problem because we’ve made the investment to create this as a place for realtors to come be able to do what they do without panicking about the new rules,” said Salt.

RE/MAX Vernon Salt Fowler will feature ten licensed residential real estate professionals with more than 100 years of combined real estate experience. They will serve families within the North Okanagan, and specialize in residential real estate including houses, townhouses, apartments, lots and acreages.

Fowler says the client will no longer feel abandoned when their realtor hands them off to someone else to write up their contract because even though everyone in the office is an individual agent, they keep the client services constant within their team.

Salt says the benefit is less confusion. “They can end with the same realtor that they started with, at least nine times out of ten and they have the confidence in knowing that our group is representing them.”

The Ministry of Finance is looking to bring forward new legislation this fall, while establishing an integrated real estate and financial services sector regulator in spring of 2021. However, Fowler doesn’t anticipate many more teams moving to sub-brokerages as it is not cost effective and there are many rules and regulations to follow to maintain the sub-brokerage.

“Vernon itself, is going to be a continuously growing city,” said Fowler. I think there is an ongoing demand for the marketplace and the real estate here, and we just want to continue to be a part of it and service our clients as best we can under the new rules to apply in the province of BC.”
