Company offers office space and amenities in Landmark District

A new development in Kelowna’s Landmark District is nearing a milestone.

Landmark 7’s parkade will be completed with a final concrete pour on October 22.

All seven levels of parking are integrated within the 23-story office tower, making it both the largest parkade and office tower between Vancouver and Calgary.

The development in midtown Kelowna, the Landmark District features over 200 businesses employing approximately 3,500 employees between what is currently six towers in the Live, Work and Play community.

“Expected to be completed in spring 2022, the latest addition to the Stober Group portfolio will offer 225,000 square feet of innovative commercial space with a broad range of amenities, including restaurants, a spectacular fitness facility and a seventh floor conference center with sweeping views of the city, making it ideal for community and corporate events,” stated a news release from the Stober Group, a Kelowna-based company.

With current vacancy rates less than 1 per cent in the Landmark District, the firm said Landmark 7 will address the demand for class A office space in Kelowna as businesses relocate to Kelowna and existing companies in the Landmark District grow.

The Stober Group anticipates this trend will accelerate as COVID-19 has both employees and companies seeking locations with open spaces and healthy living.

“While there is likely to be some pull-back in overall office demand as more people work from home, leading technology companies are trying to figure out not so much what they should do with their offices, but how their offices can help them find and keep talent. We believe Kelowna is the kind of community that can attract leading companies,” said Dave McAnerney, the chief operating officer of Stober Group.

The company said two notable examples of this trend include Rogers Communications, which recently created 350 new jobs by opening a customer solution centre in the Landmark District, and QHR Technologies, which has grown to over 400 employees in their Landmark 5 offices.

Officials say the key to growth within the Landmark District has been the success of existing tenants and the Stober Group’s ability to support the expansion needs of their tenants.

“In addition to leasing, we offer design and build out services for our tenants’ space,” said Scott Wandler, the leasing director of Stober Group. “We make it easy for our tenants so they can focus on their business.”

The city and site are also appealing to companies.

“Employees are no longer interested in living in the suburbs of major urban centers,” said Dallas Gray, the commercial leasing and marketing agent of Stober Group. “They want excitement and a great quality of life, which Kelowna and the Okanagan Valley delivers.”
